Mortgage Architects adds significant strength to its fast-growing team in Alberta with the signing of Jay Golumbia, a well established professional with a long history of success in the financial services industry.

Mr. Golumbia started his career in Edmonton in the early 1980's; he was successful with several financial institutions and created a financial consulting business. His interest in real estate investment led him to the real estate licensing course in the mid 90's and soon he began developing a growing mortgage and real estate practice in the Edmonton market. In 2001, he married his life partner Susan Klein, and he and daughter Kaeli moved to Calgary. Upstart mortgage planner and best-selling author Nolan Matthias joins Mortgage Architects

Mortgage Architects continues to aggressively grow in Alberta with the signing of lead planner Nolan Matthias, a new-generation mortgage planner and author of the best-selling book Golf Balls Don't Float, a look at how lessons learned as a competitive golfer translate into success in both business and life.

"I chose Mortgage Architects because of their mortgage planning focus, strong leadership team, and reputation in the industry," said Matthias who received his mortgage brokers license while still in university. Matthias has worked with two national mortgage brokerages and also spent a year with Filogix, the industry's leading technology provider. "The year I spent with Filogix gave me a great grounding in this business," said Matthias. "I met so many of Canada's top brokers and I learned from each one of them."

Matthias also credits his parents for helping him get started in the financial industry, both of whom have their own successful financial careers. Going forward, Matthias's goals are focused on continuing to build his book of business while meeting his target of having at least 100,000 copies of his new book in print in 5 years.

Aggressive expansion for Mortgage Architects in Alberta continues with the signing of Lorrie Rasmussen

Airdrie, AB (April 9, 2009) - Mortgage Architects welcomes lead planner Lorrie Rasmussen of fast-growing Airdrie, Alberta. Growth momentum continues to be very strong in the west for Mortgage Architects, with several recent signings of high profile brokers in Alberta.

Lorrie Rasmussen has seen her business rapidly expand since she received her license in 2004, and credits her strong customer service and sales background for laying a strong foundation for success as a mortgage broker. "I was working in new construction sales when I was introduced to brokering. After I got licensed, it was a perfect fit for me to focus on builder business, which really launched my mortgage brokering career," said Rasmussen.

Mortgage Architects continues to aggressively grow in Alberta with the signing of lead planner Heidi Dandurand in Red Deer.

For almost 22 years, Heidi Dandurand has been helping the community of Red Deer with their financial services needs. Heidi spent 16 years with a local financial services company in several capacities, including VP Marketing, which gave her an excellent background for her move to become an independent mortgage broker. The last six years she worked with a mortgage team in Red Deer and was recognized by that firm as having the highest percentage sales increase for her region in 2008.

"The time was right for me to make a move and build my own business," said Dandurand. Beaulieu began her career in 1982 as a real estate agent for Century 21 in Quebec City. Strategic direction attracts Rick Dumas to Mortgage Architects

Pamela Valent opens the first Mortgage Architect office in Atlantic Canada

Pamela Valent (nee Cummings) is the newest Lead Planner at Mortgage Architects and is leading the company's aggressive expansion plans for Atlantic Canada.

"I had lots of brokerage firms trying to recruit my team but I really didn't have the time to investigate them all," says Valent. "My decision was primarily driven by an industry colleague's opinion whom I greatly respect, and who said that Bob Ord's firm was the only one to consider. I liked the idea that a visionary was setting the company's direction and that they weren't just focused on the present."

Valent notes that she was ready for a change and really liked the marketing and overall professionalism of Mortgage Architects. "Everyone was very helpful and interested in my business; it's like a family there," says Valent. The stringent recruiting requirements are another factor that Valent cites as one of the reasons for her decision. "I didn't want to join a firm that just hired anyone," notes Valent.

Valent's background includes some time with the Federal Government, one year with CIBC in their call centre, and then 6 years with a national brokerage firm. Kelowna's fast growing "next generation" mortgage team looks to the future with Mortgage Architects

The next generation of high performing brokers are looking to the future with Mortgage Architects. Michael Wendland and his upstart team have achieved quick success in the industry and recently opened the newest Mortgage Architect office in Kelowna.

"I found several reasons to join Mortgage Architects," says Wendland. The leadership team, share ownership program, exclusive lender, and the high standards required to join the company are just some of the reasons cited by Wendland.

"I also like that the company wants to focus on doing more volume per office instead of hiring lots of brokers. And I wanted a distinct and memorable brand, one that has an element of exclusivity and isn't on every street corner," notes Wendland. "We're a busy office so the branding and marketing support is very powerful for us. I really like having high quality marketing tools at your fingertips and that all of the materials will be consistent for our office," says Wendland. Dave Trithart is the latest high performing broker to join Mortgage Architects, significantly bolstering the company's presence in western Canada. Trithart, whose team achieved just under $200 million in volume in 2007, cites the Mortgage Architects' management team, share ownership, and the exclusive lender, myNext Mortgage Company, as the primary reasons behind making the move.

"This team is thrilled to be home," explains Trithart, a veteran in both residential and commercial mortgages. Kelowna's Scott Peckford is the newest high-performing broker to join Mortgage Architects, bolstering the national mortgage company's presence in BC and throughout the Okanagan Valley.

"I'm looking forward to an absolutely exciting future in the mortgage business," says Peckford. "Mortgage Architects is a perfect fit with our vision and goals. I was really attracted to their focus on mortgage planning and also the ownership opportunities."

Peckford has only been in the mortgage business for 2.5 years and notes that he wasn't even aware of Bob Ord's track record before being introduced to Mortgage Architects. "But after doing some research, I quickly determined that his leadership can see clear of the current Alt A and subprime market turmoil and find new opportunities for the broker group. Homebuyers set to save thousands in insurance premiums thanks to introduction of Bill C-37

Canadian homebuyers can now borrow up to 80 per cent of their purchase price without requiring mortgage insurance with Bill C-37, the new Canadian legislation that amends the law governing financial institutions, which became effective April 20, 2007.

"This is great news for Canadian home buyers, especially first-time buyers and those looking to refinance," says Bob Ord, Chairman & CEO, Mortgage Architects. Based on an average home price of $290,000, a home buyer with a 20 per cent down payment will save about $2,320 in insurance fees. Those with less than 20 per cent down will still be subject to insurance premiums.

Prior to the introduction of Bill C-37, a bank could not provide a mortgage loan for more than 75 per cent of the value of the property, without having the customer purchase mortgage insurance. Bill C-37 raises the loan to value ratio requiring mortgage insurance now when a mortgage is at over 80 per cent loan to value, instead of over 75 per cent.

"Our planners meet many customers who worked hard to save for a hefty 25 per cent down payment in order to avoid paying the insurance premium," said Ord. "They may scramble to find the money from various sources or wait too long to purchase and often watch from the sidelines while housing prices are escalating. This change will allow those homebuyers to save less and get into their new home faster.

There are loans underwritten using less than full documentation standards and non-owner occupied mortgage loans. Second liens that allow borrowers to avoid mortgage insurance are gaining acceptance among first-time and subprime buyers who would otherwise be unable to make a traditional 20 per cent downpayment.

Hybrid ARMS entice borrowers with low initial fixed rates, but are vulnerable to payment shock risk at the ARM reset dates. Is it any wonder why 44 American lenders have failed in the last six months?"

Product and consumer differences, sheer volume, regulatory factors, as well as performance and risk profiles differ significantly. Subprime originations in the U.S. totaled $570 billion in 2006, of which $450 billion was securitized. This area of lending has experienced exponential growth in the past five years, representing 22 per cent of American originations in 2006. Canada's non-traditional market remains small at five per cent of total originations (just under $10 billion) in 2006 (with less than $5 billion of mortgages securitized to date).

"While it is true that some exotic mortgages are making their way into the Canadian marketplace, their share of the market is too small at this point to have any material impact," says Ord. "Our lending criteria makes it more difficult to default on these loans.
In Canada, for example, lenders are paid for deficiency on sales. We have options available to us that will make the lender 'whole' on foreclosure. Moveover, 50 per cent of defaults in this country are 'cured', meaning that the borrower either sells the property or borrows the money elsewhere."

In recent years, the trend to borrow against home equity has also mushroomed in the U.S. to a record high of eight per cent of disposable income. Although borrowing against home equity has played an important role in overall mortgage market activity here, it only represents four per cent of disposable income.

"Canadian consumers are also much more conservative in their spending habits," says Ord.
"Consumer bankruptcies in Canada fell by 6.4 per cent in 2006, following a nominal increase in 2005. Mortgage arrears are currently at record lows - in clear contrast with the U.S. where delinquency rates are now at levels not seen since 1991."

"All in all, the Canadian non-traditional mortgage market should thrive going forward," says Ord. "While subprime and alternative products exist in Canada, the safeguards in place in the Canadian marketplace-particularly in the form of regulations and strict qualifying criteria-make for a more stable environment, without question. Canadians are clearly not biting off more than they can chew, and the foundation of this market remains solid."

Steve Heimbecker joins Mortgage Architects in Waterloo

Visionary leadership, the myNext product line, and unlimited marketing opportunities prompted mortgage professional Steve Heimbecker to make the switch to Mortgage Architects earlier this month. After six years with Scotiabank and the Mortgage Centre, the timing was ideal for Heimbecker to make his move. By year-end, Heimbecker will open Waterloo?s first Mortgage Architects office.

"I was looking for an innovative new concept that would allow for greater creative control, a chance to brand myself, and an equity stake in a proven entity," explains Heimbecker. Mortgage Architects raises the bar in the Canadian Mortgage Industry

The official launch of Mortgage Architects, a sophisticated new entity that restricts membership to experienced brokers and provides them with an equity stake in the company, marks the evolution of the Canadian mortgage industry

The company, which officially opened its doors for business in September 2006, has already reached a run rate of $2 billion in volume. By year-end 2007, mortgage volume is expected to exceed $4.1 billion, with its run rate over $5 billion.

"Mortgage Architects raises the bar in the industry and redefines the broker's role," says Bob Ord, new Chairman and CEO of Mortgage Architects based in Mississauga. "It's just not as simple as a mortgage transaction anymore. Today's market is very complex, with an overwhelming abundance of products and options, including interest-only mortgages, 35 to 40 year amortization periods, over 100% financing, a variety of stated income products for the self employed, credit repair and debt consolidation, equity take out for renovations, not to mention five separate mortgage insurers. Canadians need an experienced mortgage planner who understands the intricacy of the marketplace and who can provide recommendations and a mortgage plan based on their needs and long-term goals."

The Filogix Industry Report found that funded volumes YTD to June 30, 2006 increased 21% over the same period in 2005. At the end of second quarter 2006, outstanding mortgage credit in Canada stood at $682 billion, an 11% year over year increase according to CMHC. Mortgage brokers now represent more than 30 per cent of all originations.
